Mission Statement

My commitment is to be the best Realtor for you and to provide you with the best resource for real estate information in the Santa Barbara, Montecito and the surrounding areas. I respect you giving me the opportunity to work with you and in return I will provide you with expertise, professionalism, loyalty, knowledge, service and clear communication for all your real estate needs.

My Passions

Family for me is my first and ultimate passion. In addition to family, I thoroughly enjoy surfing, skiing and boarding, traveling, reading (although this is now harder with our little boy), the outdoors and being with friends and new people that have world travel and experiences behind them and ahead of them. Being a Realtor as a profession also provides me with a lot of wonderful experiences working with people to realize their dreams in home ownership.

Who am I besides being a Realtor? - A Short Bio

A native of Santa Barbara, I grew up with a wonderful family and very involved with sports that I continue to enjoy today… surfing, skiing and snowboarding. While attending UCSB, I left to Europe for the summer after my freshman year to play on the professional tennis satellite circuit. While the tennis went well, I felt completely energized by the culture over in Europe and the opening of my eyes to so many different ways of life and thinking. I returned to UCSB and focused on my junior year in which I then studied abroad in Salzburg, Austria. Both of these events changed me and lead me to have one immediate major goal in my life… to travel around the world. Four days after I graduated from UCSB in 1992, I left on a one-way ticket back to Europe. I spent roughly the next 4 years working abroad in Austria, Germany, Japan and New Zealand while traveling often to over 50 countries in Europe, Africa, Asia, South and Central America and the South Pacific.

After much adventure I returned to the U.S. and lived in Telluride, Colorado and Lake Tahoe, California before attending Thunderbird– The American Graduate School of International Management where I received my MBA in 1999. Upon graduating, I very much wanted to return home and moved back here to Santa Barbara in late 1999. I am now married to a wonderful Dutch woman, whom I met while doing an internship in the Netherlands during my second year at Thunderbird. We also have a wonderful boy born in July 2006.

Kris, Great article...you have pointed out a lot of obvious that every agent who is not aware of is behind the times. I myself don't think I have the personality to go at it all on my own. I feel I can thrive under the umbrella of Sotheby's Int'l Realty here in Santa Barbara CA. With that said, every agent needs to understand that the consumer is changing and the newer generations want and need to know you are nimble and understand the online world. In a town such as ours here in Santa Barbara, I still predict that 90% plus will always want the advice and expertise of an agent to know about the nooks of each neighborhood, street, home etc. There are too many unique characteristics to just guess...and with values as high as they are people want to work with experts. That is the key word though. The definition of an "expert" real estate agent is changing. Kevin Schmidtchen Sotheby's Int'l Realty Santa Barbara CA 805-689-6877 www.SantaBarbaraRealEstateVoice.com

Here in our area of Santa Barbara and Montecito CA, the higher end market ($4 million and above)is still very active with demand outstripping supply. Condos have been very slow for about a year, but are now getting to a point where you are seeing several pendings a week. The mid-range from $700,000 to $2 Million is simply mixed across the board. Bank-owned properties are also selling, but the short sales are proving to be difficult with many buyers backing out. As far as your poll about what to do...I think being in good contact with your past clients should always be #1. Here in Santa Barbara and Montecito CA we are seeing a fair amount of foreign money coming in. Mostly it is from England and Canada from what I see of late....and much of it is in the $4 Million plus range. Blog: www.SantaBarbaraRealEstateVoice.com
