I do not understand why buyers are willing to pay outrageous title insurence fees when 70% of the cost is a commission to the settlement attorney. Probably due to a lack of transparency in the sale of this product/service.

I have four words to say - low barrier to entry

Work smart and you will not need 6%. Don't waste your money on magazine and newspaper ads just because your " sellers always want their houses in print". You are the expert. You need to let them know that 90% + consumers search for a new home online. Tell them that there is no magic in selling a home. You need to get the home in optimal selling condition and price it properly and from there it is a patience game. In these times where we are telling our clients they may have to take a 10% reduction to sell there home it would probably make sense if we were willing to do the same.
