Where are we in this housing cycle? Has recovery started or is it just beginning to show signs? Is there hope for an uptick by the end of the year? Join a lively debate between housing bulls and bears who present differing views of housing's future.

My head is spinning from the dizzingly, dreadful statistics presented in rapid fire by the Bear side of this panel. Now the Bulls are presenting their side of the Housing debate. One Bull says that the housing market is bumping along the bottom... do you agree, that 2008 could be the bottom of the housing bubble?
When do you think the housing market will bottom out in your local market? If you are in the audience in San Francisco, have your beliefs changed based on comments or statistics presented on either side of this debate?

This was one of my favorite sessions.
I prefer to think I'm neither Bull nor Bear.
The insight from the panel was fabulous. Especially CR and John Williams.
